For buyers who live abroad, Mizu & Ki has two things going for it that are easy to miss: it is on the airport side of the city, and it is a community of only 188 homes, closer to an independent house than a tower. Here is how NRI buyers book one without flying in.
1. Verify the registration
Mizu & Ki is registered with Karnataka RERA as PRM/KA/RERA/1251/446/PR/070826/008862. Open it online and read the completion date, the approved plans and the progress updates. How to check a project on RERA.
2. The airport matters more than you think
The developer puts Kempegowda International Airport about 35 minutes away, and Hennur 2 minutes. If you visit twice a year, or your parents live here and you fly in often, that commute is a real part of the value. Manyata Tech Park is about 22 minutes.
3. Pay the right way
Pay in rupees through banking channels: a remittance from abroad, or your NRE, NRO or FCNR(B) account. Keep every remittance advice for repatriation later. For a property of ₹50 lakh or more the buyer deducts 1% TDS from each payment, so you will need a PAN.
4. See it on video, register by power of attorney
We walk the site, the cluster layout and the clubhouse with you on a live video call. When it is time to register, a family member can sign under a power of attorney attested at the Indian embassy or consulate where you live and then stamped in Karnataka.
